Start with a monthly payment range that still leaves room for the rest of your life. Then ask a lender how taxes, insurance, HOA dues, mortgage insurance, and cash to close fit into that range. A listing price alone cannot answer that question.
Give every home the same test.
Write down the must-haves, nice-to-haves, and tradeoffs before you begin comparing homes. When the details are in one place, it is easier to see whether a home fits your plan—not just whether it made a strong first impression.
Bring the right questions.
Ask your agent about representation, timing, contingencies, and the property questions that matter to you. Ask your lender to verify financing options and costs. The goal is not to rush toward an answer; it is to make the next answer more useful.
